Once rapport is built, I say something like:
“Hey, listen — Steve is an incredible Realtor. How did you meet him?”
They usually share the backstory. I follow with:
“You’re in great hands. He’s one of the best, and he runs his business almost entirely by referral. If you don’t mind, once you see how good he really is — and you will — think of two people who shouldn’t still be renting or who might be ready for their next home. Before we close, we can surprise him with a couple of referrals and help him keep providing for his family.”
It’s simple, natural, and powerful. And it works.
